With a clear vision and a deep respect for the environment, he purchased undeveloped land and meticulously crafted Abram's Creek Retreat and Campground. His development of this sanctuary was in perfect harmony with the natural surroundings, embracing a stunning 3/5 mile stretch of wild and wonderful white-water stream front.

The campground boasted 40 forested campsites, each carefully integrated into the natural landscape. Buffalo Gap is located just outside of the picturesque town of Capon Bridge, WV, and was purchased by legendary land developer B.K. Haynes of Front Royal to revitalize as an updated camp. The former 1954 Jewish kids camp was a dynamic space that served as a festival and concert venue, cultural camp, children's camp, and a general retreat, offering a wide array of facilities and amenities with multiple owners over the decades after the kids camp ceased around 1985.
